The process of selling, from having
an initial valuation to moving to your new home, can often be
a traumatic one!
The partners at Burghleys have literally decades of experience
in dealing with the ups and downs of selling, as well as handling
hundreds of transactions in good, bad and indifferent property
markets.
You will be guaranteed a high standard of service with the focus
on giving individual client attention at all times.
Valuing your Home
One of the resident working partners
only will value your home FREE OF CHARGE AND WITHOUT
OBLIGATION.
As well as giving guidance as to legal issues, timing, the services
available, preparation for marketing, etc., Burghleys will provide
a valuation and suggested asking price on the spot, and will provide
comparable supporting evidence of similar properties that have
sold (or not sold) recently in your local area.
No sale, No Fee
Burghleys will discuss their fee
structure with you before commencing marketing. They currently
offer extremely competitive rates on both sole agency and multiple
agency terms. Whichever you choose, if Burghleys are unable to
sell your property for you, there will be absolutely no
fees to pay!
Instructions to Sell
If instructed to proceed, Burghleys will arrange for
high quality internal and external photos to be taken of your
property together with internal floor plans. It will be necessary
for you to complete various documentation which will be required
by Burghleys to comply with current legislation, and to assist
in ensuring the marketing of your property is as smooth as possible.
It is recommended that you contact your solicitor at this point,
to advise him/her that you have placed your property on the market.
Keeping you informed
Estate Agents are often accused
of not keeping their clients informed of what’s happening
- whether it be feedback from viewings, responses to adverts or
reasons for no viewings! Whatever the case, one of Burghleys underlying
principles is to keep in regular contact with its clients.
Dealing with Offers
In the happy event of an offer
being put forward on your property, this will be dealt with by
one of the partners only. Burghleys recognise that when dealing
with probably a home owners most valuable asset, it is imperative
negotiations are undertaken by experienced personnel.
Always remembering they act for you, Burghleys will give best
advise and recommendations with regards to the offer. Unlike many
agents, they will thoroughly check the potential purchasers suitability,
financial circumstances, speed of transaction and chain details.
Pre Contract Work
If you have accepted the offer,
and stipulated your conditions of sale through us to your prospective
purchaser, Burghleys will confirm details of the sale in writing,
subject to contract to all parties concerned.
This will include writing to your appointed solicitor who will
progress all the legal paperwork for you. If you are buying a
property yourselves, Burghleys will liase with the chain above
(normally through the agent you are buying from).
Burghleys will monitor and progress the transaction for you, by
keeping in regular contact with your purchaser and their solicitor,
your solicitor, mortgage brokers and all other parties, both directly
and indirectly, up and down the property chain.
Burghleys will keep you regularly informed as to how matters are
proceeding, and make recommendations as appropriate.

Burghleys will forward their commission account, based on the
fee you agreed with them at the outset, to your solicitor for
settlement on completion.
